Dear Home Owners of Cabot Cove:
My name is James Wright and I have activated this blog for communication purposes. This first posting is about the letter we all have received from the HOA regarding the two changes the HOA wants to make.
First, I personally don't have dogs, however, when my wife and I decide to adopt one I don't think I need a board to tell me what type of dog I should own. The last time I checked this was AMERICA and I don't need big brother telling me what I can and can't own! My neighbors have two pit bulls and if this rule changes they will probably be forced to remove them. Theses dogs are very loving and the owners do a great job taking care of them! I know for a fact that another family on the lake has two pit bulls as well--so they will fall under the same rule--I haven't met these dogs but I am sure they are fine, however, if they are not friendly the owners do a good job keeping them at a safe distance.
As my wife and I walk the path of the lake we see dogs that can be deemed as aggressive or maybe not--who is to tell us which are aggressive and which are not? I will tell you if they change the rules--the Board of Directors will decide leaving us the homeowners out of the loop. I have noticed that two residence have taken down secured areas that were built for their pets and what I have heard is that the HOA made them take the structures down!! The two structres were built to code, so why is the HOA forcing this issue? I feel that the change of Article V section 1(h) should be voted down--VOTE NO!
Second, the HOA wishes to admend Article III section 5--the change would allow the board to levy assessments as they fit--versus 75% of the homeowners too vote on these same assessments. The HOA ran a $20,950.00 deficit in 2006!!! Now they want more power to spend money as they see fit! OK thats a great idea! Below are a couple of examples of how they spend our money (this is from the income statement produced by Monica Morikawa on November 27th 2006 @ 12:28pm)
Landscaping contract: $39,000
Pool Contract: $29,000
General: $5,519--what is this?
I have a complete copy of this thanks to ALLEN (of Cabot Cove) and with the help of Chirs (of Cabot Cove) we have decided that of the $139,350 spent that these two really needed to be reviewed.
Please let me know how you feel---I have personally been on the HOA about the trash around the lake and new homes--finally we are getting this taken care of--if you have an issue we can address it and as a whole we can solve it.

Thank-You so much for creating an outlet for us homeowners. I hope the HOA does get to see this and realize Tyranny was dealt with along time ago and will not be tolerated.
Dear Neighbor (s),
I write to you as a concerned Homeowner and resident of Cabot Cove. My worry stems from the role the Board of Directors are attempting to take in our homes.
I live in the home with the two bulldogs and though I am not the owner of the dogs, I am the homeowner and love them as my own. Recently we all received a letter from our Homeowners Association’s managing company Principal Management asking to vote to amend two of our Conditions and Restrictions. I understand that as a community we are part of a HOA, however, I feel the Board is attempting to dictate how we live in and what is allowed in our homes.
Granting the approval of these amendments will stifle any voice we might have in the future. If we give up our vote, we lose our ability to voice any input we may have. As it stands, speaking from experience, most applications submitted to the Board come back rejected without any reason as to why. It is very unclear how they arrived at their decision when the application strictly follows the conditions stated in the regulations. They never afford the simple courtesy of an explanation even when requested multiple times. Nor do they offer clarification on how to amend the application to help facilitate its approval.
As it now stands, the Board has the ultimate say as to what gets approved and the manner in which it is done. There are approximately 3 people who actually live in our community serving on our board with the remainder being comprised of contractors and investors. I believe decisions may be based on ulterior motives and be inconsiderate of the needs and desires of the people in the community. I believe an association should serve to protect and better the value of a community. Unfortunately, in view of recent events, I am led to believe that this is not the case with ours.
The Board is asking that they be given the authority to make decisions on our behalf in certain matters without the vote of its community members, specifically when it comes to the breed of dogs that will be allowed in the community. Being that I live with bulldogs and this breed has been portrayed to be aggressive, I am deeply concerned that they will be unjustly targeted and their future in the community will be at stake. While my immediate neighbors have had the opportunity to meet these loveable pets, many others have not.
Issues of a sensitive matter and all topics concerning our community should be considered case by case. The individual or parties involved in an issue should be afforded the opportunity to present their concern to the community, and in turn the community should be allowed to voice their opinion through voting.
I ask that you seriously consider what the board is truly asking its community members to give up. Please do not grant the Board the authority to make decisions for us without our consent.

Hello to all, my name is Allen and probably eveyone who has moved in to Cabot Cove the last two years has met me. I am the Lennar Inspector who walked you through your homes. As many of you know, I also bought a home here on Lakefront Terrace Court. I have spoke with Monica several times and have had many problems dealing with the HOA. Far too much secretive dealing behind our backs. Did you know that they can fine you, and access interest on that fine without lawfully telling you? I found out the hard way that the HOA doesn't have to notify you until the total reaches 25% of your annual dues!!!! Doesn't sound right to me !!! Please get the word out about our blog and more inportantly about the meeting on the 11th of Jan. We need a huge show of support to send them the message that we're wathing them !!! And we want OUR money spent like we spend it. DO NOT give your vote away!!! WE WILL decide how we live.....I didn't spend 20 years in the US Army as an Infantryman to live under somebody else's microscope.
